How Long Does a Roof Replacement Take?
Most homes: one to three days. Here is what happens on each of them, and how rain factors in.
Most residential roof replacements take one to three days depending on the size and complexity of the roof. A straightforward 1,100 square foot ranch can go faster; a multi-gable two-story with several valleys and dormers takes longer.
What happens, in order
- Complete removal of the existing roof layer or layers
- Repair or replacement of decking, and rafters, fascia, or barge boards where needed
- Installation of new roofing materials with proper flashing and waterproofing
- Attic ventilation updates if the existing setup is inadequate
- Job-site cleanup and a final quality inspection and walkthrough
What if it rains?
This is Oregon, so we plan for it rather than hoping. We monitor local conditions and plan the schedule with you, and if rain arrives mid-project the roof gets secured with coverings so your home stays dry.
Can you stay in the house?
Yes, and most people do. Expect real noise and vibration through the house during tear-off and installation — it is worth planning around if you work from home or have a napping toddler.
Surprises and change orders
The most common change order is decking damage that only becomes visible once the old roof is off. When that happens we show you the damage and get your approval before proceeding. You pay only for what you have agreed to.
