Step by step

The steps we actually follow on every job

Same process whether it is a leak repair in Clackamas or a full replacement in Happy Valley.

  1. Step 1

    Call or request an estimate

    Tell us what you are seeing. If there is an active leak, say so. If roof damage leaves your home exposed to the weather, we can provide emergency roof tarping to help protect the property until permanent repairs can be completed.

  2. Step 2

    On-site inspection with photos

    We get on the roof, inspect it properly, and document what we find with photos so you can see the same thing we see instead of taking our word for it.

  3. Step 3

    An honest recommendation and an estimate

    Repair or replace, and why. You pay only for what you agree to, with the scope and price confirmed before we start.

  4. Step 4

    Property protection during the work

    We protect landscaping and surrounding areas, monitor the weather, and secure coverings if rain moves in mid-project.

  5. Step 5

    Complete jobsite cleanup

    We thoroughly clean the jobsite when the work is complete — something our customers regularly mention in their reviews.

  6. Step 6

    Final walkthrough

    A quality inspection and walkthrough at the end. For roof replacements, a deposit is due before work begins and the remaining balance is due after all contracted work is completed. For most repairs and smaller services, payment is due after the work is completed.

How long the project takes

Most single-family roof replacements in our service area are a two- to three-day job once we are on site, and many repairs are completed in a single visit. Timelines depend on weather, project requirements, and current scheduling; we tell you as soon as a schedule moves rather than leaving you guessing.

What happens the day of installation

The crew arrives in the morning, protects landscaping and surrounding areas, tears off to the deck, replaces any damaged sheathing, then builds the new system — underlayment, flashing, ventilation, shingles, ridge.

How cleanup is handled

Debris is contained as we go and the site is cleaned thoroughly at the end, including a magnet pass for nails. We thoroughly clean the jobsite when the work is complete — something our customers regularly mention in their reviews.

How pricing and payment work

Estimates are free and in writing, with photos of what we found. Roof replacement projects require a deposit before work begins, with the remaining balance due after the contracted work is completed. For most repairs and smaller roofing services, payment is due after the work is completed. Specific payment terms are included with your estimate or contract.

Warranty & workmanship coverage

Your roof is covered twice: our workmanship and Malarkey's materials

A roof is only as good as the labor holding it together and the materials on top. You get a written warranty on both.

Our 10-year workmanship warranty

This is New Generation Roofing's own labor warranty on the roof replacements we install. It covers our work — flashing, fastening, sealing, and detail work. It is separate from anything the manufacturer provides.

Malarkey's manufacturer coverage

Separately, the materials carry Malarkey's own product and system warranty. Coverage and any non-prorated period depend on the shingle line and system installed on your roof. This is the manufacturer's warranty, not ours — the two are not the same.

Malarkey's manufacturer warranties depend on correct installation. As a Malarkey Emerald Pro certified contractor, we install complete tear-off systems to the manufacturer's specification so your coverage stands.

Malarkey Secure Choice™ roofing systems

Malarkey runs a Secure Choice™ program for qualifying roofing systems, which can provide enhanced or extended warranty protection when the requirements of the applicable program are met. Eligibility depends on the products, accessories, and installation used on your specific roof — so ask us about qualifying Malarkey Secure Choice™ roofing systems and available warranty protection during your estimate, and we will tell you plainly what your roof does and does not qualify for.

Not every roof qualifies, and no Malarkey program applies automatically. Current program requirements and warranty terms are published by Malarkey; we hand you the applicable documents in writing with your estimate.

FAQ

Common questions before we start

How do I know if my roof needs to be replaced?

Watch for cracked, curled, or missing shingles, heavy granule loss showing up as black spots or grit in your gutters, and a wavy or sunken look that can mean the decking underneath is compromised. A 3-tab shingle roof generally lasts 15–20 years and a dimensional shingle roof 25–30 years, so age matters too. We inspect, photograph what we find, and give you an honest recommendation.

Can my roof be repaired instead of replaced?

Often, yes. If the damage is isolated — missing shingles, a single flashing issue, a minor leak — a repair is the right call. If the roof is 20–25 years or older with widespread deterioration, a replacement usually makes more sense than repeated repairs.

Why does New Generation Roofing prefer Malarkey?

Malarkey is our preferred shingle manufacturer. Their shingles are built on polymer-modified (rubberized) asphalt, which stays more flexible than standard asphalt, and Malarkey has manufactured in Oregon since 1956. Is Malarkey a good roofing material for Oregon?

It suits our conditions well. Rubberized asphalt stays more flexible than standard shingle asphalt, algae-resistant granule options are available on certain lines, and Malarkey manufactures here in Oregon. Which line fits your roof is something we go over during the estimate.

How long does a roof replacement take?

Most residential roof replacements take 1–3 days depending on the size and complexity of the roof. Weather can affect the schedule.
