Roof Maintenance

Roof Maintenance for Homes in Happy Valley, Clackamas & East Portland

West of the Cascades, roofs do not usually fail all at once. They fail slowly, under a layer of fir needles and moss that nobody looked at for six years. Maintenance is how you find the cracked pipe boot in September instead of finding the ceiling stain in January.

A maintenance visit combines a real inspection with the cleaning work that keeps water moving off your roof: clearing debris from the surface, valleys, and gutters, sealing exposed fasteners, and flagging anything that needs repair — with photos.

Moss growing on weathered asphalt shingles on an Oregon roof

You are due for a maintenance visit if

  • It has been more than a year since anyone was on your roof
  • Fir needles or leaves are visible in the valleys
  • Gutters overflow during heavy rain, or plants are growing in them
  • Green growth is starting to show on shaded slopes
  • You just bought the house and have no history on the roof
  • You want documentation of your roof's condition before winter

What roof maintenance includes

Roof inspection

An inspection for signs of damage or developing issues — missing or damaged shingles, leaks, flashing problems, structural concerns — documented with photos.

Debris removal

Clearing leaves, branches, needles, and other debris from the roof surface, valleys, and gutters so water drains the way it should.

Gutter cleaning

Gutters and downspouts cleared to prevent backup that pushes water under roofing materials.

Moss and algae removal

Thorough brush cleaning to remove moss growth from the roof surface where present.

Surface treatment

Application of roof-friendly cleaning solutions or treatments that inhibit future moss, algae, and mold growth.

Sealing exposed fasteners

Securing and sealing exposed nails for added protection and longevity.

Property protection and cleanup

Measures to protect surrounding landscaping from debris, plus thorough cleanup and disposal so your property looks tidy when we go.

Benefits

Why maintenance pays for itself

  • Small problems get fixed as repairs instead of becoming leaks and deck rot
  • Moisture stops sitting against your shingles, which is what shortens their life here
  • Drainage keeps working during the months it matters most
  • You get photos and a clear picture of your roof's real condition
  • Fewer pests nesting in roof and gutter debris
  • A cleaner-looking roof and better curb appeal

Our process

How we handle roof maintenance

  1. Step 1

    Call or request an estimate

Tell us what you are seeing. If there is an active leak, say so. If roof damage leaves your home exposed to the weather, we can provide emergency roof tarping to help protect the property until permanent repairs can be completed.

  2. Step 2

    On-site inspection with photos

We get on the roof, inspect it properly, and document what we find with photos so you can see the same thing we see instead of taking our word for it.

  3. Step 3

An honest recommendation and an estimate

Repair or replace, and why. You pay only for what you agree to, with the scope and price confirmed before we start.

  4. Step 4

    Property protection during the work

We protect landscaping and surrounding areas, monitor the weather, and secure coverings if rain moves in mid-project.

  5. Step 5

    Complete jobsite cleanup

We thoroughly clean the jobsite when the work is complete — something our customers regularly mention in their reviews.

  6. Step 6

    Final walkthrough

A quality inspection and walkthrough at the end. For roof replacements, a deposit is due before work begins and the remaining balance is due after all contracted work is completed. For most repairs and smaller services, payment is due after the work is completed.

I am truly amazed and thrilled with the terrific job the crew did when they replaced my roof this week!! It took them less than 2 days to completely tear off and replace the entire roof on my 1100 sq.ft home. They cleaned up so well — it looked like they were never there! I LOVE my new roof!!

FAQ

Roof Maintenance questions we get asked

How often should a roof be inspected in Oregon?

Once a year is a reasonable baseline for most homes in our service area, ideally in late summer or early fall before the rain settles in. Homes on wooded lots in Boring, Sandy, or the shaded parts of Happy Valley often benefit from twice a year because of how fast debris accumulates.

Is roof maintenance the same as roof cleaning?

There is overlap. Maintenance is inspection-led and includes cleaning work plus sealing fasteners and flagging repairs. Roof cleaning focuses on removing debris and restoring drainage and appearance.

Will walking on my roof damage it?

Roofs are meant to be serviced, but older, brittle shingles need care. Our crews work the roof the way it needs to be worked — that is part of why homeowners hire a roofing company instead of a general cleaning service.

Do you find problems and then pressure people into replacements?

No. Not selling you something you do not need is one of our operating rules. If maintenance is all your roof needs, that is what we will tell you.

Warranty & workmanship coverage

Your roof is covered twice: our workmanship and Malarkey's materials

A roof is only as good as the labor holding it together and the materials on top. You get a written warranty on both.

Our 10-year workmanship warranty

This is New Generation Roofing's own labor warranty on the roof replacements we install. It covers our work — flashing, fastening, sealing, and detail work. It is separate from anything the manufacturer provides.

Malarkey's manufacturer coverage

Separately, the materials carry Malarkey's own product and system warranty. Coverage and any non-prorated period depend on the shingle line and system installed on your roof. This is the manufacturer's warranty, not ours — the two are not the same.

Installed by an Emerald Pro certified contractor

Malarkey's manufacturer warranties depend on correct installation. As a Malarkey Emerald Pro certified contractor, we install complete tear-off systems to the manufacturer's specification so your coverage stands.

Malarkey Secure Choice™ roofing systems

Malarkey runs a Secure Choice™ program for qualifying roofing systems, which can provide enhanced or extended warranty protection when the requirements of the applicable program are met. Eligibility depends on the products, accessories, and installation used on your specific roof — so ask us about qualifying Malarkey Secure Choice™ roofing systems and available warranty protection during your estimate, and we will tell you plainly what your roof does and does not qualify for.

Not every roof qualifies, and no Malarkey program applies automatically. Current program requirements and warranty terms are published by Malarkey; we hand you the applicable documents in writing with your estimate.

  • Complete tear-offs on roof replacement projects — we remove the existing roofing so the roof deck can be inspected and properly prepared before the new roofing system is installed.
  • Free estimate before any work, with photos of what we found.
  • Scope, pricing, and payment terms are confirmed in writing before work begins.
  • Licensed and insured Oregon roofing contractor, CCB#238889.
  • Roof replacements require a deposit before work begins, with the remaining balance due after the contracted work is completed.
  • For most repairs and smaller roofing services, payment is due after the contracted work is completed.

Coverage summary only. Our 10-year workmanship warranty applies to our installation work. Malarkey's manufacturer warranty is a separate warranty covering the materials, issued by Malarkey. Full terms, exclusions, and transfer conditions are provided in your estimate and Malarkey's published warranty documents.
