How Often Should a Roof Be Inspected in Oregon?

What a real inspection includes

Someone on the roof, not just in the driveway. Shingle condition and granule loss. Flashing at every penetration — chimneys, skylights, walls, dormers. Pipe boots, which are among the first components to fail. Valleys and drainage paths. Fascia and barge boards. Attic ventilation. And photos, so you can see what was found.
